I believe you owe it to the community to explain your headline. The property in question that sold for under $300K was a distressed property and sold under “Short Sale “ conditions. A Short Sale is when a homeowner owes more on a property then the true market value. The owner then sells the property through the bank at a negotiated price to avoid a foreclosure, which work in the best interest of both the Seller and Bank. The sale price does not, in most cases, reflect the true market value for a given neighborhood. Short sales are a vital part of the overall Real Estate Market right now considering our past economic conditions. That said, they do cause values to lower, but should not be use to give a false picture of the Real Estate market place as a whole. John this was not directed at Tricia, this was a misleading headline by the Patch which in all fairness to the other homeowners who have there homes on the market. To blast out house sells for under 300K when they don't tell you it was a short sale is wrong. The impression it leaves is that the market has dropped to under 300k for all homes and thats not the truth. Tricia didn't write the headline the patch did so I called them on it. The market is tough enough for homeowners without misleading headlines. NOTHING SEEDY ABOUT IT.

I deleted my posts because I'm not looking for bad word of mouth to ruin your business & put the good people under you out of a job. But in my opinion, when your posting your own listings on opposing realtor's blogs & get into the bush-league habit of pointing out the competition's mistakes, you have a lot to learn about professionalism...

George- the intention of the headline is quite the opposite. It is not often I see homes selling for less than $300K in Kings Park, a place considered quite desirable by many with a top rated school district and access to beaches and parks. The headline is not misleading, that is the price the home sold for. The home listed above it went for nearly $455 and the one below for $675, which leaves no impression that the market has dropped to under $300K.

Jennifer the property in question was a short sale and it should have stated that. I got many calls as to this article asking if the bottom was falling out here in town when this posted over six months ago. I just clarified it for them. No harm no foul.
