Town Council Approves Zoning Change for Indian Head Road Housing

The change of zone will allow developers to build 36 garden apartments.

The Town of Smithtown Town Board unanimously voted on Tuesday to approve a in an area that was once slated for townhomes.

Developers want to build 36 one and two-bedroom garden apartment units in the same footprint of land zoned for 20 town homes. The planned development is just south of . Indian Head Family LLC requested the change at an April 20 hearing.

The town has required that a minimum of seventy percent of the units, or 26 units, must be one-bedroom apartments and that a driveway giving access to Indian Head Road be graded to provide safe access and to avoid congestion.

According to town board documents, the final site plan will also provide a bus shelter and/or a bus turnout.

The plan has been met with some opposition by residents who expressed concern that the housing would be low income or subsidized housing. to speak in front of the board.

According to Frank DeRubeis, director of planning for the town, the units will be affordable, not low income.
