Apartments, Not Town Homes for Indian Head Road Property

Developer wants to provide an affordable mix of housing on land approved for town homes.

The Smithtown Planning Board is considering a change of zoning to make way for affordable housing units on Indian Head Road.

Developers want to build 36 one and two-bedroom garden apartment units in the same footprint of land zoned for 20 town homes. The planned development is just south of .

Vincent Pizzulli, an attorney representing Indian Head Family LLC requested the change at an April 20 hearing.

Smithtown Planning Director Frank DeRubeis said the change was requested by the developer  in order to provide affordability to renters.

According to the petition, the units would be a mix of co-operative one and two-bedroom apartments between 725 and 950 square feet.

“$1,400 is the ticketed range for rent. The units are meant to be affordable on a median income of $65,000," said DeRubeis.

The property had been zoned for light industrial from 1955 until 2007, when it was re-zoned to allow town homes.

Pizzulli is scheduled to speak about the apartments at the Kings Park Civic Association meeting being held at Tuesday evening.
